Our Design Process

DISCOVER

We begin with listening, research, and alignment. This starts with filling out our contact form, followed by a Discovery Call. You are asked to fill out our Client Questionnaire and provide any supplemental documents we need to get started.

Through additional Research, we get clear on your goals, timeline, and budget. We create a detailed design brief to guide the project.

With solid understanding of the project, we begin to shape the vision in Concept Development. This initiates the creative process. We'll analyze the flow and function of spaces and explore finish and style direction, drawing from inspiration imagery and cues to produce a compelling narrative that will inform the project direction.

Outcome: a clear, shared foundation that informs every design decision to follow.

design

This is where the vision takes shape, first through big ideas, and then through detailed decision making. We begin with Schematic Design, where we refine the spatial layout, generate big ideas, and establish the overall creative direction. You’ll review proposed finishes and materials, furniture styles, equipment placement, lighting concepts, and other important design idea for approval.

Once the initial direction is approve, we enter Design Development. Here, the design is finalized. Every detail is considered, every material selected. Finishes, furnishings and equipment are placed within the context of the building. Layouts are refined. Lighting, hardware, art, accessories, custom millwork, and all other design elements are submitted for final approval.

Outcome: a complete, cohesive design ready for documentation and execution.

DOCUMENT

With the design finalized, we proceed into the Construction Documentation stage. Here we coordinate with the project architect and engineers to ensure the design intent is translated into precise, buildable drawings and specifications. Together, we develop a comprehensive construction drawing package that includes all relevant interior design and historic preservation details. This phase also includes detailed schedules for finishes, lighting, hardware, plumbing, and FF&E, tailored for each space.

Once the drawings are complete, we support the Bidding and Negotiation process, reviewing contractor proposals, providing comments on contracts, and coordinating with your selected team to ensure alignment before construction begins.

Outcome: a complete, coordinated documentation set ready for pricing, permitting, and execution.

DELIVER

In this final phase, we stay actively involved and provide Construction Administration services to ensure the design is executed with integrity and intention.

We coordinate with your general contractor, review and resolve any design-related questions, review and approve submittals, and attend site visits or project meetings to support implementation. We help ensure that construction aligns with design intent, that every detail from millwork to lighting, is brought to life as envisioned.

We also offer Procurement Services for furniture, fixtures, equipment, artwork, signage, decorative lighting, accessories, and select interior finishes as an optional add-on, providing seamless delivery and installation support.

Outcome: a fully realized space—designed with care, delivered with confidence.

historic

We bring our expertise as a 36 CFR Part 61 qualified architectural historian, to provides preservation planning support, fully integrated into our design process. During our Discover phase, we research eligibility, survey and analyze the property. As we move into Design, we ensure the design is in compliance with the Secretary of Interiors Standards for Rehabilitation. We continue this important work throughout Documentation and Delivery, ensuring work from all project consultants and contractors meets these requirements. If qualified, we can assist in local and federal nominations, and also prepare the Parts 1, 2, and 3 Federal and State Historic Tax Credit applications. We represent our clients by coordinating with Local Historic District Commissions, the State Historic Preservation Office, and the National Park Service throughout the project. These incentives, if executed appropriately, can lead to huge financial benefits for our clients.
