One Day, One Building, and a Clear First Move

First Congregational UCC has stood at the corner of Bellview and Pipestone since 1927, an English Gothic composition of brick and stone with a tower that anchors the block and a fifteen-bell carillon still in place. The congregation founded in 1866 built here, lost the building to fire, and rebuilt. Then the doors closed, and 30,000 square feet sat for years.

The Legacy Group of Benton Harbor owns it now, and their vision is specific: workforce development classrooms for union and trades, beauty, culinary and hospitality, a public-facing church history and museum space, shared nonprofit offices, artist and caretaker residences, bed-and-breakfast rooms, and event space in a sanctuary that still holds its full volume. Programming built to serve the young people of the neighborhood it sits in.

What they had was a vision. What they needed was a first move.

Our Onsite Insight brought design and preservation expertise into the building on the same day. Six hours on location across three levels and the tower. Photographic documentation of every space. A review of an unusually complete building archive, including original correspondence with the architect. Preservation triage that identified character-defining features before any scope decision could compromise them.

In the tower, an intermediate floor has collapsed. The level below it is compromised, buried under debris from the failure, and carrying damage of its own. Nobody scopes that from a walkthrough, and no reuse plan for the carillon means anything until an engineer has been up there.

So the real deliverable was sequence. Structural assessment first, then a hazardous materials survey, then a feasibility study that turns a vision into a real budget and a real answer.

For a building that has waited this long, knowing which question to pay for first is the thing worth having.
